May was the busiest month Oakville has seen in over a year. Three hundred and four sales. Seven hundred and ninety-two new listings. Average sale price hit $1,559,052. That's up about $112,000 from May 2025. Before you read too much into those numbers, here's what's behind them.

Freehold drove almost everything. Two hundred and forty-two of the three hundred and four sales were freehold. When detached homes averaging nearly $2,000,000 make up the bulk of what's closing, the overall average moves up fast. The rest of the market isn't reflecting the same strength.

Four hundred and eighty-eight of the new listings didn't sell. Five point three months of inventory. That number has barely moved since fall. A balanced market sits closer to three to four months. Oakville has been above that threshold for over a year now and May didn't change it.

Homes took thirty-two days to sell on average. Four days slower than May last year. The headline volume looks better. The pace of sale hasn't actually improved year over year.

Condos didn't participate in the freehold story. The average condo sold for $771,463 — down 8.4% from May last year. Condo apartments specifically are down 9.5% year over year. Sixty-two condo sales against 192 new condo listings. That's a 32% sales-to-listings ratio. Deep buyer's market territory, and prices reflect it.

May gave freehold sellers who priced correctly a real window. The strongest monthly sales number Oakville has seen in some time. Condos are a separate conversation entirely. Seven hundred and ninety-two new listings, three hundred and four sales. That's the simple math of where this market sits right now.
