October picked up. 17 homes sold, more than double September. Sellers got 96.8% of asking, up from 94.5%. And condo apartments finally sold again.
The numbers
| Home type | New listings | Sold | Avg. days | Avg. price |
| The Preserve | 49 | 17 | 33 | $1,090,477 |
| Condo | 14 | 6 | 51 | $519,983 |
| Condo Apartment | 10 | 5 | 56 | $507,980 |
| Condo Townhouse | 3 | 1 | 26 | $580,000 |
| Freehold | 35 | 11 | 23 | $1,401,656 |
| Freehold Townhouse | 17 | 5 | 28 | $990,667 |
| Freehold Detached | 16 | 6 | 19 | $1,744,148 |
New listings means homes newly listed in October, not the total number of homes for sale. Days and price are averages. September was updated to 8 sales after a late sale was reported.
Versus last October: average price down from $1,304,289, new listings down from 61, sales up from 12, and average days on market up to 33 from 30.
What does this mean for you?
The average went down this month, but that's not prices falling. 6 of the 17 sales were condos, and 5 of those were apartments. When more of the cheaper homes sell, the average drops on its own.
Freehold is the better read. 11 sales at an average of $1,401,656, and they sold in 23 days. Detached averaged $1,744,148 on 6 sales and sold in 19 days. Townhouses averaged $990,667 on 5 sales and sold in 28. Both are under last October, when detached was around $1.93M and townhouses were $1,186,000.
Condos finally moved. After two months with no apartment sales, 5 sold at an average of $507,980. They took a while though, 56 days on average. 1 condo townhouse sold at $580,000.
The big one for me is price. Sellers got about 96.8% of asking, up from 94.5% in September. So September's dip doesn't look like a trend yet. Buyers are still negotiating, just not as hard.
Around the Preserve
Halloween is done, the clocks went back this weekend, and it's dark before dinner now. Winter's on the way.
Here's the part I'd pay attention to. Things usually get a lot quieter from here. Last year, new listings in The Preserve dropped from 61 in October to 37 in November. Fewer homes for sale means less competition if you're selling, but there are fewer buyers out too.
If you're thinking about listing in the spring, now is a good time to start getting ready. And if you're just curious what your place would go for right now, reply to this email. No pressure, happy to just talk it through.
