More Sales, Fewer New Listings

THINKING OF MOVING UP?
Upsizing in Oakville? Know the real math first.
Selling your current home and buying a bigger one at the same time is the trickiest move in real estate: the money gap, the timing, buy first or sell first. I break it down honestly so you go in with a plan, not a guess.

WHAT IT MEANS
October picked up on the sales side. 187 sales across Oakville, up from September, while 534 new homes came to market. Sales were down 25% from last October, and new listings fell 20%. Fewer new listings means buyers had a bit less to choose from this month.
Freehold firmed up. 140 sales averaging $1,636,653, up 4% from last October. Detached averaged $1,861,097, up 5%, and townhouses $977,365, down 11%. Freehold homes took 36 days.
Condos held steady. 47 sales averaging $696,709, up 7% from a year ago, over 45 days.
The overall average landed at $1,400,410, up 3% year over year. That’s a mix story again. Detached and condos came in over last October, townhouses came in under.
Homes sold at 96% of asking. Sales picked up, but buyers are still taking their time and negotiating. The market still rewards homes priced for October 2026 and ignores the rest.
