The Preserve, Oakville market update, September 2026. Seven sales.
If you only look at the average, The Preserve's sold price dropped from about $1.29 million in August to $1.2 million in September.
That's not the story. Seven homes sold. Seven. With a sample that small, one sale can drag the whole average around.
Here's what actually happened.
Seven sales, down from 14 in August and 9 last September. Three detached, two townhomes, one condo townhouse, and one more freehold that was likely a semi or a link. No condo apartments sold.
Meanwhile listings came back. 46 new listings in September, up from 32 in August. Still under last September's 61, but that's a lot of homes for seven buyers. Sellers who sat out the summer showed up. Buyers mostly didn't.
Homes took longer too. 36 days on market, up from 29 in August and 21 last September.
Detached averaged about $1.45 million on three sales. That's the lowest monthly detached average since I started tracking in January 2023. Last month it was $1.76 million on six. Three sales is too few to call that a price drop, but I wouldn't ignore it either.
Townhomes averaged $956,750 on two sales, a little up from $914,000 in August. Same idea. Two sales.
Condo apartments, nothing sold again. That's two months in a row. 13 more came on the market in September, after 8 in August. If you own one, this is the part to pay attention to.
Now the number I'd actually watch. In August I told you homes in The Preserve sell at about 97% of list price, month after month. In September it was 94.5%. Lowest since January 2023. On a $1.2 million home, that's around $66,000 under asking.
One month doesn't make a trend. But for the first time in a long while, some of the negotiating moved to the offer table.
For context, all of Oakville slowed down too. 162 sales, down 17% from last September. The Preserve was down 22%.
Three things I'd want you to take from this
When the average drops, ask what sold. Seven sales with only three detached isn't enough to say prices fell. Let's see if October backs it up.
Buyers have more room right now. More listings, slower sales, and homes going further under asking. If you're buying, you can take your time and negotiate.
If you're selling, you're not the only one. 46 new listings against seven sales means buyers are comparing. Price it for the market we're in now, not what your neighbour got last spring.
October numbers next month, same way. What happened, how thin the sample is, and what it means for you.
